Market Overview

October SFR sales performance was generally flat, but we did not lose ground from last year. However, both condo/townhomes and the luxury market sales gained ground. The financed sales in the $400,000 to $700,000 benefited from strong FHA and VA closings. The average sales price of an SFR dropped from $550,802 to $543,889 while the median closed sales price dipped from $450,000 to $449,950. The strong sales in the higher end of the market is keeping both the average and median prices from falling. That’s more than I can say for the Fed!

Resale inventory improved to 3.5 months due to fewer closings and fewer listings taken.
