Market Overview – July 2026 Looks Like July 2025
The Greater Las Vegas real estate market remain slow but steady dipping only slightly below 2023-2025 closings. 2026 closed units are within 0.8% of 2025 numbers while sales volume is up 2.1%. The luxury market continued to pull the market forward and outperformed the July 2025 luxury market.
- the Median price of SFR dropped from $490,000 to $480,000.
- the Average price an SFR closing decreased from $635,486 back to $615,453.
The gap between the average and median sales price seems to want to contract and the higher price point sales are flattening out. However, there is still enough leverage in the luxury market closings to pull the median sales price higher at the same time.
The luxury market led the July closings with 181 closings above $1 Million, including 20 above $3 Million.
Overall, the residential market now sits at 4.9 months of residential inventory as the number of listings taken were roughly the same as July while July closings were roughly 300 behind June closings. However, months of inventory vary widely by community with some areas only having 3 months of inventory on the low end and 40 months of inventory on the high end.
Pending units continue dropping as available units are increasing. Meanwhile, the Over Pricing Index is sitting at 53% with 28% of all available listings have been on the market for at least 90 days without going into escrow.
