Market Overview – August 2026 Looks Like August 2025

The 2026 Greater Las Vegas real estate market remains on the same pace as 2025 with 1.2% fewer units closed but enjoying a 1.9% increase in volume. The luxury market continues to pull the market forward by outperforming 2025 closings

  • the Median price of SFR dropped from $480,000 to $475,000.
  • the Average price an SFR closing improved from $615,453 to $639,579

The gap between the average and median sales price increased a little this month as the luxury sales pulled the average sales price higher even as the median price slipped to $475,000. The median sales price is trending sideways with no way to project if it will climb higher or retreat further.

The luxury market led the August closings with 151 closings above $1 Million, including 29 above $3 Million. 

Overall, the residential market now sits at 5.8 months of residential inventory as the number of listings taken in August were approximately 200 fewer than july while August closings were roughly 350 behind July closings. However, months of inventory vary widely by community with some areas only having 3 months of inventory on the low end and 16 months of inventory on the high end.

Pending units continue dropping as available units increased sharply. Meanwhile, the Over Pricing Index is sitting at 51% with 27% of all available listings have been on the market for at least 90 days without going into escrow.
